Getting Started

How do I engage Cadenci for a job?

Fill in the contact form on this site or email admin@cadenci.com.au. Tell us about your property, the issue, and any urgency. We will respond within 24 hours to confirm receipt and arrange a site visit or scoping call.

How quickly will I receive a quote?

We aim to provide a formal written quote within 3 business days of scoping the job. For straightforward reactive works, it is often faster. For urgent works, note the urgency in your enquiry and we will prioritise.

Do you charge a callout fee?

For jobs that proceed to quote and then to work, there is no callout fee. We factor scoping time into the overall job cost. If you require a site visit purely for an assessment with no intention to proceed, we will advise you of any assessment fee upfront.

What areas do you service?

We operate across Brisbane and South East Queensland, including the CBD, inner suburbs, northside, southside, Logan, Redlands, Ipswich, Moreton Bay, and the Sunshine Coast and Gold Coast corridors. Contact us if you are unsure whether your property falls within our area.

How Jobs Work

What happens after I approve a quote?

We schedule the relevant trades, confirm access arrangements with you before the job starts, attend site to manage the work, and close out the job with a written report including photos, scope records, and a spend summary. You do not need to coordinate anything — that is our role.

Will the scope or price change once work starts?

We aim to operate on a no-variation basis. Our scoping process is thorough precisely to avoid surprises. In circumstances where genuinely unforeseen conditions arise — concealed damage, structural issues uncovered during work — we will contact you immediately, explain the situation, and obtain your written approval before any additional work proceeds. No variation is ever carried out without your sign-off.

Do I need to be on site during the job?

No. We handle access coordination and site management. We confirm access arrangements with you or your building manager prior to the job, manage the trade on site, and report back to you with documentation on completion.

What documentation do I receive when a job is complete?

Every job closes with a complete report: before and after photos, a site diary, scope records confirming what was agreed and delivered, any variation approvals, and an itemised spend summary. This is ready to file, share with a committee, or use for insurance purposes.

Strata & Property Managers

Can you manage works across a portfolio of properties?

Yes. We work with property management agencies and strata managers who have multiple properties under management. We can operate as your single point of contact across the entire portfolio, providing consistent reporting and coordination regardless of the number of properties involved.

Can you present directly to a strata committee?

Yes. We are comfortable presenting scope, cost, and progress reports to owners corporation committees. We prepare documentation in plain language that is clear enough to present without translation.

Are you able to manage urgent or after-hours reactive works?

For urgent works — safety issues, water ingress, access failures — note the urgency clearly in your enquiry. We will respond as a priority. Our trade panel includes contractors who are available for urgent and after-hours attendance.

How do you handle works that require committee approval?

We work within your approval processes. We can provide scoping reports and quotes in a format suitable for committee presentation, hold work pending approval, and re-engage trades once the green light is given. We understand that committees operate on meeting cycles and we plan accordingly.

Credentials & Insurance

Is Cadenci licensed and insured?

Yes. Cadenci holds a QBCC Contractor Licence (Licence No. 15609355), public liability insurance, and workers compensation insurance. Our ABN is 22 697 729 507. Documentation is available on request.

Are the trades you use licensed and insured?

All trades on our panel are vetted prior to their first job. We verify current trade licences for their category and confirm public liability insurance (minimum $10M) before engagement. Compliance is maintained, not assumed.

Can you provide insurance certificates or licence documents?

Yes. We can provide copies of our public liability certificate of currency, workers compensation certificate, and QBCC licence details on request. Contact admin@cadenci.com.au.

Trade Panel

How do I join the Cadenci trade panel?

Visit our Trades page and register your interest. We will ask for your trade category, licence details, ABN, and confirmation of public liability insurance. We vet all trades before their first job and build long-term panel relationships with contractors who meet our standards.

What do trades need to work with Cadenci?

A current licence for your trade category, public liability insurance of at least $10M, a valid ABN, and a commitment to documentation and professional presentation. We send detailed work orders before every job so you arrive briefed and ready.

How are trades paid?

Trades are paid on report sign-off, not on a client payment cycle. We do not pass payment delays onto our panel. Clean, reliable payment is part of how we build long-term relationships with good contractors.
